Terms & Conditions
1. Payment
Payment can be made via cash or e-transfer. Tenants must pay the rent on time. If the rent is late, Caprock Capital Inc. may cancel the agreement.
2. Reservation Deposit
A $500 deposit is required within 24 hours of booking. If not received, the reservation will be canceled.
3. Damage Deposit
A $1,500 damage deposit is required. It's refundable within 48 hours of departure.
If security deposit is not sufficient to cover the damage deposit, additional funds will be required. If damage deposit is provided by credit card authorization, the landlord will cancel authorization if provisions are met.a. No damage is done to the unit or its contents, beyond normal wear and tear.
b. All debris, rubbish, and discards are placed in the dumpster, and soiled dishes are placed in the dishwasher and turned on and one load of laundry (towels and pillowcases) are started.
c. All charges accrued during the stay are paid prior to the departure.
d. No linens are lost or damaged.
e. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the complex.
f. All keys are returned. There is a $100 charge for each set of entry fob and key that is lost. In the case that the key is lost and a Caprock Capital Inc. representative is required to unlock the suite door with the master key, Tenants will be subject to a $50 trip charge.
g. In the case that damages are done to a suite that exceeds the reservation deposit, the Tenant will be responsible for costs incurred.
4. Final Payment
Full payment is due 30 days before arrival. For bookings made less than 30 days in advance, full payment and deposit are due at time of booking.
5. Cancellations
Cancellations more than 30 days before arrival forfeit the $500 deposit. No refunds for early departure. If the unit becomes unavailable, a similar unit may be substituted or a full refund issued.
6. Assign or Sublet
The Tenant may NOT assign or sublet the rental unit to another person. Any reservation obtained under false pretence will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
7. Check-In / Check-Out
Check-in time is after 4:00 PM PST; check-out is at 10:00 AM PST. Early or late check-in/out must be arranged in advance. Late check-outs causing delays may incur a $500 fine.
8. Pet Policy
No pets are allowed unless approved in writing beforehand.
9. Building Rules and Regulations
I. NOISE LEVELS: Excessive noise causing disturbances to neighbouring suites is not permitted, especially between the hours of 10pm to 8am daily. In the case of a noise complaint, Tenants may be subject to a $200 fine.
II. ALL SUITES ARE NON-SMOKING UNITS. If smoking is detected inside the suite, Tenants are subject to losing their deposits.
III. Tenants must abide by strata rules and regulations and be respectful to the common area. Tenants will be responsible for any damages done to the common area or fines imposed by the strata due to wrongful doing.
10. Occupancy Limits
- 1-bedroom: 2 guests max
- 2-bedroom: 4 guests max
- 3+ bedrooms: 6 guests max
11. Cleaning Fee
- 1-bedroom: $200
- 2-bedroom: $300
- 3–4 bedroom: $400
12. Parking
Parking for one vehicle is $200/month (if available).
13. Falsified Reservations
Reservations under false pretenses result in cancellation and forfeiture of all funds.
14. Property Access
Management may access the property at any time.
15. Maintenance & Notices
Guests must report issues or strata notices that need urgent attention to a Caprock Capital Group representative.
16. Written Exceptions
Any exceptions to these terms must be approved in writing.
17. Lost or Stolen Items
Caprock Capital Group is not responsible for lost/stolen property. Do not leave valuables in the unit or vehicle.
18. Liability
Caprock Capital Group is not liable for personal injuries or guest property damage during the stay.
